Shovel Ready Sites
Shovel Ready Sites, LLC identifies urban ‘infill' sites throughout the United States prime for redevelopment, places them under contract, conducts zoning, soil, civil engineering, and architectural studies, and submits and obtains entitlements using our excellent designs. The sites are sold to a Delaware Statutory Trust (DST), which leases the sites back to the Sponsor under a ‘Master Lease', as is customary for many DSTs. The Master Lessee then sub-leases the sites to a Subtenant Developer, using ‘bankable' 99-year ground leases, with a 5-year option to purchase. The Subtenant will likely build out the proposed building on the leased Site. Build times for these types of ‘missing middle' projects are about a year, and upon completion, the Subtenant may purchase the Site at a predetermined (appreciated) price (by exercising the option to purchase). If the option to purchase is exercised by the Tenant after construction is completed, then the Delaware Statutory Trust is likely to have a relatively short term (estimated at one year) with a 14%+ annualized estimated return for our investors, all while owning a safe stable asset: urban land.
