Deema Invest is an investment boutique that is launching a first fund dedicated to social housing in Morocco. (low-priced apartments intended to become the main home of moderate incomers) This type of housing became very popular thanks to fiscal incentives for the buyer and the developer (full income and VAT exemptions) within the framework of an Finance Act. As a first step, Deema Invest offers the opportunity to rise funds within this framework by subscribing into the capital of a dedicated real-estate development SPV to finance the construction and the delivery of 500 social housing in the Region of Casablanca over a maximal period of 18 months Depending on the land price, the minimum financing amount should be 8m USD for such development without any debt leveraging. By subscribing into the Fund, Deema Invest offers a Hurdle Rate of 30% net over a period of 18 months. This amount can be reduced to c4m USD (c40 million DH) in case of a debt leverage with a Hurdle rate of 50% net return over the same period of 18 months. The required investment amount is based on a number of social housing of 500. This is the minimum number of units from which the different construction costs are profitable. The investment project amount can obviously exceed these amounts. This investment opportunity can also be structured to be sharia compliant. This project is carried by thow partners with more than 12 years of working experiences both in financing structuring, and in the development and construction of such social housings in Morocco
