In my role, I direct the Real Estate Brokerage business delivering a range of services to single/multi-family, farms, ranches, and commercial property stakeholders across traditional/REO markets. I steer operations related to continuous staff development and career growth. I oversee the full lifecycle of pre-foreclosure, involving the identification of defaulting borrowers, loan modifications, and loss mitigation/home retention strategies. I administer property selection/purchase, including price negotiation, accurate estimations on repairs/remediation, and holding/closing costs in line with determined FMV. I act as General Contractor for all construction projects to ensure seamless condition inspections, interior/exterior designs and blueprints, permitting, budgeting, vendor management, subcontractor negotiation/on-site management, health and safety compliance, and materials selections/logistics. Serve as a liaison bridge between all parties to ensure good conduct and the honest exchange of information. Confirm all transactions comply with the applicable laws and regulations. • Advertised properties by utilizing proven marketing and industry networking techniques. • Conducted regular review and analysis of reports to uncover and mitigate project-related risk and potential losses. • Managed several construction projects from minimal repairs to full remodel scope with in set budget and time frame. • Headed development and deployment of marketing strategies to diversify markets and avoid stigma associated with REO. • Drew traffic to properties, engaged with potential buyers, gathered offers, and negotiated deals on optimal terms and conditions for clients. • Led full spectrum of Foreclosure Brokerage in eight counties to disposition REO assets for major mortgage lenders, including but not limited to Secretary of Veteran Affairs, HUD, JP Morgan CHASE, Nationstar/Mr. Cooper, Old Republic, Carrington Mortgage, Shellpoint, and Keystone.
