Most recent cash flow project is storage unit facility. Most recent development project is 52k sqft mixed use new construction. (Past holdings include Caribbean and Central America.) * Risk Management: most recent projects include organizational structure to limit risk to banks, general contractors, and insurance underwriters. Legislation like Colorado condo law and California's AB1103 and Title 24 are of continued focus to limit risk to project partners. • Project Partnerships ranging from metro re-development, residential subdivisions, to island resort development. • Advisory Experience (on and off site): Construction Management, Marketing, Sales Management, Hotel Guest Liason, Owners’ Representative. o Construction: Concept to vertical to exit plan. Resort facility creation including kitchens, condominium buildings, closed system waste water and potable water systems, conference facilities, all major mechanical systems. o Sales: obtain higher closing percentages utilizing new software for client tracking and contact management; coordinate relationship selling techniques for experienced and new sales staff. Condominium sales, new hotel site sales. GDS implementation for facilities not already participating. o Marketing: Online and offline strategies. Setting up networks in US and Central America for resort and hotel promotion. o Capitalization: sourcing for both debt and equity restructuring; private and institutional; domestic and foreign. Cost controls for new expenses and existing personnel. o Alternative Streams of Income: Activities, Restaurants, Event facilities, Excursion packages.
