Liam Knaggs's past jobs
I was the in house property surveyor for the UK’s number 1 kitchen retailer and one of the fastest growing retailers in the UK. My responsibilities covered all aspects of the company’s property requirements; include sourcing and negotiating for new retail, warehousing and land sites, re-gearing current leases and general property management of the portfolio, overseeing maintenance and service charge auditing. I worked closely with other departments within the business, such as marketing, finance, retail operations and transport to understand the businesses requirements and ensure leases cover these. I also managed externally instructed companies, such as agents, solicitors and project managers to ensure that new showrooms are delivered on time and to the highest possible standard.
I was responsible for the management of all of the company’s commercial property management clients. This ranged from single let rent collection properties, to service charge sites. I explored asset management opportunities to increase client’s income and interpreting leases regularly to provide advice to clients. I was involved with lease renewals and rent reviews across the portfolio, negotiating lease details to produce heads of terms. I also created monthly reports for portfolio clients.
In March 2013 I joined the Commercial Property and Asset Management team at Lambert Smith Hampton in Leeds, before transferring to the Sheffield office in May. My role involved the effective management of sites owned by both local and national clients, reviewing/monitoring service charge budgets and exploring asset management opportunities.
Following my graduation with an Honours degree in Property Development from Sheffield Hallam University in 2008 I joined the Letting and Property Management team at Larards Lets. Initially dealing with the management of existing clients portfolios, I went on to expand the client base by taking new instructions. I qualified as a Domestic Energy Assessor in December 2008 and provided Energy Performance Certificates for clients across East Yorkshire and further afield. I also headed up the sales department trading as Lets Sell, offering clients different disposal options for their property assets.
